To proceed, we’ll need to sign a simple marketing agreement between you and our agency — this can be done digitally.
We will also request copies of your ownership documents (e.g. land certificate, IMB/PBG, passport, and tax ID if applicable).
In brief:
Once the Buyer is found, both parties sign a Preliminary Sale Agreement (PPJB) with agreed price, terms, and timeline. A 10% deposit is usually paid at this stage and held by the notary or agency.
The transaction is handled by a licensed notary, who checks ownership documents, prepares the Final Sale Deed (AJB), and ensures legal compliance.
For foreigners, ownership is typically under Leasehold (Hak Sewa) or Right to Use (Hak Pakai). If the property is from a developer, a clearance (NOC) may be required before transfer.
On completion, both parties meet at the notary’s office to finalize payment and sign the AJB. Ownership is then registered at the Land Office (BPN).
